IDX / VOW Integration

IDX stands for "Internet Data Exchange," otherwise known as Broker Reciprocity. IDX, the next generation in the evolution of the MLS, is the primary means of enhancing cooperation between REALTORS® to facilitate the purchase of real estate property. IDX gives MLS participants the tool they need to display each others' listings on their individual Web sites. Under the IDX system, brokers consent ('opt-in') to display each others' listings on every broker's Web site that has also opted-in to the program. You have full control over which listings you display.

Information about properties for sale is the core of real estate technology. You will be able to provide your customers with a comprehensive and hassle-free property search tool. All properties of reciprocal brokers will be available for potential customers to view. Providing complete listing details will keep the consumer on your Web site longer, which will greatly increase the likelihood of obtaining that consumer as your client.

IDX is a very powerful tool to help you give Internet-empowered consumers exactly what they want; free and easy access to available property information. And in so doing, you lay the foundation for a potentially profitable relationship.

Once a consumer is at your Web site to view local MLS listings, the focus then changes to capturing these leads. The Virtual Office Web site (VOW) adds several tools on your Web site, including listing alerts, among other forms of capturing contact requests. Contact requests are e-mailed directly to the broker/agent and is also stored and available in a backoffice administration Web site. The VOW administration portal allows brokers/agents to manage client leads and view exactly what their interests are based on site selections.

Virtual Office

When customers visit your Web site with IDX integration, they are able to view home listings anonymously. When the customer decides to 'request more information', 'save searches' or 'save homes' only then are they required to register as a new user or to log-in as a registered user. A new user is required to submit his/her basic contact information only. Upon completion of registration, the new user now becomes a 'registered user'. The registered user is logged-in automatically and taken to the page of their initial request (e.g., they want to save a home, now they are registered and the home they wanted to save is added to their 'saved homes list'). The newly registered user is also notified via email with instructions on how to access their account in the future. Listing data is loaded via a direct data download from the MLS/IDX provider and loaded in a local database on a scheduled basis.
